Plans for more than 1,000 homes across two major developments will be discussed by councillors next week.
Brent Council’s planning committee will assess schemes in Ealing Road, Alperton, and First Way, Wembley, on Wednesday (April 28), which, if approved, could result in hundreds of new flats at each site.
The Ealing Road project, at the site of Alperton Bus Depot, seeks to provide 461 housing units alongside commercial and community space in a building up to 28 storeys high.
It would be a car-free development, save for 14 blue badge disabled bays, and new residents would be banned from applying for parking permits in nearby controlled parking zones.
Around a third of the properties would be deemed affordable, with 98 homes offered at London affordable rent levels and a further 57 up for shared ownership.
According to a council planning officers’ report, one letter of objection to the proposals was received, which criticised the height and density of the scheme and the impact it would have on neighbouring properties.
However, officers, who recommended the planning committee approve the application, suggested “no adjoining sites would be unduly affected” by the development.
The project at First Way, at the site of a self-storage facility next to Wembley Stadium, seeks to build 600 flats while retaining some of the current storage provision and adding new office and retail space.
If approved, it would be spread across five blocks ranging from 12 storeys to 24 storeys in height.
Just ten per cent of the homes would be deemed affordable, with 36 three-bed properties offered up at London living rent and 24 one-bed flats at 35 per cent below market rate.
Objections from neighbouring properties concerned the development’s impact on daylight and sunlight levels at nearby properties in Park View.
Officers, who again recommended the scheme be approved, acknowledged there would be some loss of light be suggested this would be “acceptable given the urban context of the site”.
